    A Practical Investor's Guide to Residential Property

    Residential property remains one of the most accessible investment classes for private individuals. But 'accessible' does not mean 'simple'. Many investors focus entirely on the purchase price and rental income, ignoring the costs that erode returns. At Norge Eiendom, we work with both first-time investors and experienced portfolio builders. This guide covers what you actually need to know.

    The Core Metrics

    Gross Rental Yield

    Gross yield = (Annual rental income ÷ Purchase price) × 100

    Example: A property bought for €200,000 renting for €900/month has a gross yield of 5.4%.

    This is a useful starting point for comparing properties but it ignores all costs.

    Net Rental Yield

    Net yield = ((Annual rental income − Annual costs) ÷ Purchase price) × 100

    Annual costs include: property management fees (typically 8–12% of rent), maintenance and repairs (budget 1% of property value per year), insurance, property taxes, void periods (budget one month per year as a conservative assumption), and mortgage interest if leveraged.

    For our €200,000 example: monthly costs might total €200 (management, insurance, taxes), leaving net income of €700/month or €8,400/year. Net yield: 4.2%.

    Cash-on-Cash Return

    If you use a mortgage, the relevant metric is cash-on-cash return: the annual cash income after mortgage payments divided by your actual cash invested (deposit + fees).

    Example: €40,000 deposit + €6,000 fees = €46,000 invested. Net cash flow after mortgage: €2,400/year. Cash-on-cash: 5.2%.

    Capital Appreciation: The Long Game

    In most European residential markets, residential property has appreciated at 2–4% per year on average over the past 30 years — broadly in line with inflation plus a premium. This is the component many investors rely on most, but it is the least predictable.

    Do not invest in residential property purely for capital appreciation. The income component should stand on its own as a viable return. Appreciation is a bonus, not a business plan.

    The Leverage Question

    Property is unique in that banks will lend 70–80% of the purchase price at relatively low rates. A 5% gross yield on an unlevered purchase becomes a much higher return on equity when leveraged — provided the net rental income exceeds mortgage costs.

    With current mortgage rates at 3.2–3.8%, well-located residential properties can deliver positive cash flow with a standard 20–30% deposit. Run the numbers carefully before committing.

    Common Investor Mistakes

    • Ignoring void periods: most properties experience 4–6 weeks of vacancy per year on average. Budget for it.
    • Underestimating maintenance: older properties require more. Budget at minimum 1% of property value per year.
    • Choosing based on emotional appeal: buy what tenants want, not what you would want to live in.
    • Over-leveraging: a single high-cost repair or void period should not create a cash crisis.
    • Ignoring the exit: will you be able to sell when you want to? Unusual property types or very rural locations can be hard to exit.
